The leaders were frustrated by a dogged Everton side until seven minutes from time when Antonio Valencia crossed from the right for Javier Hernandez to head home at the far post.
Everton keeper Tim Howard had made some fine saves to thwart the home side but the pressure eventually told and the Red Devils now need just seven more points to clinch the crown.
